
Ray Balfanz Announces Retirement After 43-Year Career in Property Management
Milwaukee, WI — After more than four decades of dedicated service in the real estate management industry, Ray Balfanz announced his retirement, effective May 1, 2026, from Outlook Management Group, AMO®.
Ray began his career in multi-family property management as a part-time maintenance person before transitioning into commercial management with GIC Management Inc. He later joined Outlook Management Group, where he has spent the latter portion—and some of the most memorable years—of his career.
A significant part of Ray’s professional journey has been his involvement with the Institute of Real Estate Management (IREM®). He earned his ARM® designation in 1994 and his CPM® designation in 2004. Ray went on to serve through the officer ranks and ultimately became President of the Milwaukee IREM Chapter #13—an experience he describes as both stressful and deeply rewarding.
Reflecting on his career, Ray shared, “The thing I liked best about property management is that no day is ever the same. I like to say that when I wake up, I have a plan for the day, but look back at the end of the day and didn’t cross one item off that list.”
Over the span of 43 years, Ray navigated industry highs and lows, including the challenges of the 2008–2009 financial crisis. He credits that difficult period for creating new opportunities, including the moment he met the Outlook team at a Milwaukee Brewers opener—an encounter that ultimately shaped the final chapter of his professional life.
Ray’s early days at Outlook were hands-on, handling day-to-day management, accounting, and even some maintenance for the company’s portfolio. Under his leadership and collaboration with the team, Outlook expanded to include third-party management and significantly grew both its portfolio and staff.
Today, Outlook Management Group manages more than three million square feet across multiple asset classes in fourteen states and employs a talented team of 33 individuals.
Ray added – To every colleague, employee, and 3rd‑party client—thank you. Many of you have been part of this journey for a long time.
As he enters retirement, Ray expressed confidence in the company’s continued success. “I am excited about the future for Outlook and know the company will continue to be successful. I look forward to watching from afar—or from my boat, at least.”
